In the facilities management industry engineering inspections are well-known process (driven by established health and safety regimes) and so there is a clear understanding of what is required. The most visible inspection in the property owners sector is that of passenger and goods lifts.
However, plant inspections can often get overlooked by less diligent or knowledgeable managing agents and insurance brokers. This is often caused by the insured not knowing that there is a requirement for an inspection contract in addition to a servicing contract, combined with their broker not asking the right questions.
The risk is that if a lift or machine fails, causing serious injury or death, it will result in an HSE investigation and potentially a criminal prosecution and jail time for the accountable director(s).
